There’s something powerful that happens when two industries that are so closely connected come together collaboratively under one roof.

This week in Singapore, the Global Business Travel Association (GBTA) and Worldwide ERC (WERC) did exactly that, by creating an incredible opportunity for innovation and shared learning across business travel and global mobility.

For CAP Worldwide, it was an incredibly productive and meaningful week, where the senior leadership team had the opportunity to spend valuable time with our local APAC team - led by JP Lin, at the same time reconnecting with our valued clients and Brand Partners, as well as attend two outstanding conferences in one location. Singapore proved to be the perfect host city for conversations that are helping shape the future of mobility and business travel across the region.

By co-locating their Asia Pacific conferences, GBTA and WERC have created a truly valuable platform that reflects how interconnected our industries have become. The future of workforce mobility depends on stronger partnerships, smarter technology, and more joined-up thinking, and for the CAP Team, this event delivered exactly that.

Jo Layton’s take on the conference was very positive, celebrating the opportunity to connect, learn, and share insights with clients, partners and peers from across the region, but importantly for Jo, this conference also respected our CAPEarth goal of travelling consciously by combining two global conferences AND a team visit. “*Being able to bring these 2 critical global communities together in such a fantastic location makes complete sense for our industry and is incredibly important for the future of extended stay accommodation*.”

At CAP, we are committed to maintaining zero scope 1 and scope 2 emissions through 2035, while actively measuring and reducing scope 3 emissions from our 2023 baseline.

The SBTi is a globally recognised authority that supports organisations in setting science-based emissions targets. Its validation confirms that our goals are aligned with limiting global warming to well below 2°C, with efforts towards 1.5°C.

Over the past three years working with international clients across the EMEA region, I’ve learned that it’s much more than that.

**No Two Markets Are the Same**

One of the biggest lessons I’ve learned is that EMEA is incredibly diverse.

A booking in London operates very differently from one in Italy or Dubai. Policies, pricing behaviour, demand patterns, and even communication styles can vary significantly.

What works in one market may create challenges in another.

Understanding these differences has helped me become more proactive — anticipating potential issues before they affect the client.

As the first recipient of EuRA’s GDPR Compliance Certificate, CAP’s CAPTURE platform and global operations meet the highest standards of transparency, integrity, and data security.

CAP is proud to confirm that we have been awarded the first ever GDPR Compliance Certificate issued by EuRA, The European Relocation Association.

As a Global Serviced Apartment Booking Agency, we work with travellers and assignees across a variety of industry sectors, business lines and seniority – from Graduate Trainee to VIPs and CEO’s – each of whom expect their data to be securely protected, and correctly processed, in line with the GDPR. Since launching we have always considered the protection of clients data as a business-critical priority.

When creating our digital eco-system, CAPTURE, in 2019 we ensured the key requirements of the GDPR were incorporated within CAPTURE’s data flows, as well as enterprise grade security features to protect client data. This commitment means that every member of staff - not only directly employed staff but also any contractors - working for us in the UK will earn at least the real Living Wage. This is a voluntary commitment made by CAP demonstrating our commitment to fair pay, ensuring our CAPCrew are valued, and that CAP is a great place to work.

The Living Wage Foundation was established after community campaigners successfully fought for pay that meets the cost of living. This required a mechanism to recognise employers who wanted to join the movement. Still part of Citizens UK today, the Living Wage Foundation continues to work alongside community organisations.

Reflecting on Our CAPCommunity Day

Last month, the CAPCrew gathered at the incredible Poppy Factory in Richmond for our CAPCommunity Day as part of CAPFest 2025.

Our teams came together from around the world to celebrate and support the charity and to learn about the inspiring 100-year legacy of The Poppy Factory and the life-changing work it continues to do for the armed forces community.

A huge thank you to Dan Hodges, Fiona Spencer and the entire team at The Poppy Factory for welcoming us and educating the CAPCrew on the enduring power of this iconic symbol of **remembrance, respect, and sacrifice**.

You made the day truly memorable. Please extend our sincerest thanks to the volunteers and factory team for sharing their time, stories, and passion.

We were honoured to take part in wreath-making activities, with some of the wreaths destined for use by the Royal Family and Members of Parliament on Remembrance Day.

Through guided tours and hands-on sessions, we gained a deeper understanding of the charity’s history and its ongoing mission to support ex-service men and women, and their families.

Founded in 1922 by Major George Howson, The Poppy Factory was created to provide employment for wounded WWI veterans.

Since relocating to Richmond in 1926, it has grown into a vibrant hub of remembrance and rehabilitation. Its visitor centre, opened in 2021, allows the public to explore this remarkable story through exhibitions, discovery sessions, and poppy-making workshops.

CAP Co-hosts Talent Mobility Roundtable

CAP Worldwide Director, APAC JP Lin co-hosted an industry roundtable at the recent WERC APAC event held in Singapore at the Raffles City Convention Centre on 27/28 May.

The session, co-hosted by Rowen Wong of WHR Global, and including APAC global mobility leads for Schneider Electric, Continental and Publicis Groupe, discussed the changing landscape of talent mobility in the region.

The panellists addressed a number of key topics during a highly information session:

**The Role of Talent Mobility**

- The value proposition of talent mobility, how to measure and showcase how mobility impacts talent development, career progression, and employee retention.
- Global mobility as an “influencer” within business.
- The evolution of talent mobility since Covid-19, the increased involvement of talent mobility in the decision-making process, and also the variety of roles now performed by talent mobility within the business.

**Cost Optimization vs Employee Experience**

- Companies wish to maximize the value of their investments in relocation.
- Seeking innovative ways to optimize costs while delivering value instead of a one-size-fits-all approach. Lump sum vs Core-Flex programs.
- Also looking for benchmarking data on latest market trends to ensure companies stay relevant; analysis of data to achieve cost savings without affecting the employee experience.
- Relocation costs are increasing, yet price sensitivity continues during the tender process. The panel shared some great examples of how suppliers can deliver savings versus budgets by better understanding assignees needs, ensuring a more focussed delivery of services, and continually reviewing how efficiencies can be delivered to enhance global mobility programmes.

**AI: Data Integration and Analytics**

- Suppliers need to provide real-time data to clients to facilitate the decision-making process.
- AI is not only data integration in today’s context, there should be more functionality to support the mobility process, deliver efficiency and reduce administration.
- How does AI translate to service improvement and employee experience given the demographic range of a global mobility programme?
- How can AI be used to reduce the duplication of conversations with different parties during the assignment.
- Is AI really just about API feed and faster initiation and efficiency to avoid duplication of work?
- Is the use of AI going to produce better service quality, or will it simply help suppliers to deliver service more efficiently?

Interview with CAP CEO Jo Layton

In 2024, CAP Worldwide Serviced Apartments celebrates its fifth anniversary, and in a candid interview with Bev Fearis of The Business Travel Magazine, CEO Jo Layton talks about the inception of CAP with co-founder Andrew Hopgood, the CAP culture and the exciting next evolution of the business with the development of CAP 3.0.

“CAP was born out of adversity,” Layton says. “I certainly never dreamt of running my own company. I very much enjoyed the security of being employed. But after my rather unceremonious departure from a job I loved, I was ready to try. What I did know was that I wanted to create an inclusive business to be proud of, with a positive culture that would attract a diverse, cosmopolitan and driven workforce.”

While many competitors and start-ups in the sector rely on outside investment, CAP was – and still is – completely self-funded.

“CAP 3.0 is enhancing our vision even further, but it is an evolution, not a revolution. We won’t be changing our shape. We want to remain relevant,” explains Layton.

“We’ll be refreshing our look and feel but we will retain our authenticity and will be firmly holding on to our culture and original vision. Our goal remains the same – to create the most successful extended stay accommodation programmes in the market.

Only weeks after celebrating our inclusion in the 2024 BTN Hotlist for 'Pushing boundaries', our Global Sales Director, Jess Sharpe's interview went live in The Business Travel Magazine's 2024 Guide to Serviced Accommodation.

Jess joined the CAP leadership team in August 2023 to support and help drive CAP's services across the globe as we enter our next phase of development and growth with CAP 3.0. She has embraced the culture, and is a true ambassador for our business.

Interviewed by Bev Ferris on what makes CAP so different, Jess is clear about her views: “At CAP, we specialise in creating programmes for global accounts, and have teams in the UK, EMEA, Asia Pacific and the U.S.' She continues 'We are a team of highly experienced professionals who help our clients manage their global extended stay programmes, showing them how to maximise their spend and create sustainable, secure and cost efficient solutions.'

CAP Worldwide CEO Jo Layton was delighted to attend the BTA Conference in Belfast this week. From global uncertainty to inflation pressures, from levelling up to net zero pathways - The BTA continues to deliver with great content - in a world where currently, nothing seems stable.

After a week of heavy rain, the teams were fortunate to arrive to a bright and sunny day – and were able to enjoy the beautiful Mannings Heath course for longer, and using a sustainable mode of travel, by golf buggies being unavailable due to the rain over the previous few days.

CAP Worldwide are delighted to have been able to contribute to the first pan-industry ESG - Environmental, Social and Governance report, **‘We Can’t Do It Alone’,** released by The BTA last week.

The report is the first benchmark of its kind, looking at the full ESG spectrum, with the findings drawn from interviews with senior leaders from across The BTA’s membership from TMC’s, transport (aviation, ferries, private hire car and rail), accommodation (hotels and serviced accommodation) and the corporate sector. It carefully examines Environmental, Social, Corporate and Governance initiatives alongside current concerns and future priorities.

Encouragingly, nearly one in three BTA members felt they were making strong progress against a range of critical indicators including – climate action, responsible consumption, clean energy and gender equality.

The report found that the Serviced apartment sector is taking a measured approach to ESG implementation, accommodating the industry’s leading ideas, whilst demonstrating the impact of their local action. There is a focus on employees, the supply chain, governance and net zero objectives, with the sector taking time to plan and implement concrete steps towards sustainable development.

The impact of the pandemic on the hospitality eco-system, 13 Sept 21

CAP Worldwide CEO Jo Layton commented on sourcing sales from wider sectors during the pandemic in an interesting article in the Financial Times today, alongside fellow industry leader Robert Alley from Roomzzz Aparthotels.

The article by Philip Georgiadis and Alice Hancock discusses the impact of reducing demand from corporate travellers on the hospitality industry and related businesses, from the perspective of large hotel chains to chauffeur companies, dry cleaners and shoe shine businesses.

Data from Travelogix shows that in the first week of September, international business travel from the UK was 80 per cent lower than the same week in 2019. The Business Travel Network Corporate Charity Golf Day

This year the industry celebrated Steve Murray and his life at the The Business Travel Network Corporate Golf Day, where CAP Worldwide Serviced Apartments were humbled to be a sponsor, along with the major sponsors All Nippon Airways, Meliá Hotels International hotels and our friends from Avis Budget Group and American Airlines.

In August 2020, CAP Worldwide CEO JO Layton attended a golf day, brilliantly managed during a challenging year by David Clare, where a small group of 'non-golfers' met for a lunch.

Jo says: "While the teams were out and before lunch, I had the absolute pleasure and opportunity to sit, chat and 'shoot the breeze' with Steve Murray, who was then fighting cancer, and who we have now so sadly lost to this disease.

I didn't know him or his plight previously, but this funny, intelligent, generous and highly experienced man, took his time and his energy to help me to understand (and handle) the challenges I was then facing with my own family (we as a family suffered a huge loss in February this year, and we continue a 3 year fight with this awful disease).

The thing about Steve, was that he also reinforced my own personal journey of being able to get back up when you've been knocked down. We had a lot in common."

This year at the Corporate Charity Golf Day the attendees felt the passion, respect and love from our industry for individuals who, although they may have lost the fight against cancer, are not forgotten.

Thank you again to Dave Clare for highlighting and raising money for such a great cause and, for again, giving a much needed and appreciated networking event such a great PURPOSE. Well done to our Corporate Team (who came third!) What a great day!

Our hearts go out to all of those still fighting, and a huge well done to all of those who have (thankfully) won the fight.

Serviced apartments strengthen position in post-pandemic programmes

CAP Worldwide CEO Jo Layton was invited to contribute to an article for BTN Europe examining the performance and success of extended-stay products and the future opportunities for the sector.

Research from hotel data consultancy STR showed an occupancy rate for serviced apartments in London of 56% in February 2021. While this is lower than the same period in 2020, where 65% occupancy was recorded pre-pandemic, this compares favourably with other accommodation options, and the article examines some of the factors behind the relative strength of the sector.

Layton believes much will depend on whether average length of stay by business travellers remains at its new higher level – a distinct possibility for a variety of reasons, including employees being urged to combine shorter trips into longer ones for environmental reasons.

Layton also refers to the difference between extended-stay accommodation and regular hotels being similar to the comparison between meetings and events on the one hand and transient travel on the other. Like meetings and events, she says, longer stays need more care with the booking to choose the right property for employees who will live in them, perhaps for several weeks.

This week the CAP Worldwide team should have been dancing the night away at the BTN Group Business Travel Awards at the JW Marriott Grosvenor House London, either celebrating or commiserating, but together, bouncing around on the dancefloor, betting at the casino, excited, and delighted to be enjoying the incredible atmosphere and camaraderie of this fabulous industry and of course, celebrating excellence.

This week, this year, with the void left behind by COVID 19, CAP Worldwide Serviced Apartments was delighted to pay forward our love of our industry by delivering gifts to the incredible nursing team and patients at Fountains Court - an acute assessment unit for older people with mental illness, where CAP Director Jo Layton's brother has been cared for over the last 8 weeks. Still a celebration of their excellence - but without the dance floor.

Strategic partnership to provide global extended-stay solutions to BTA Members

The BTA are excited to announce a new partnership with global serviced apartment specialists, CAP Worldwide Serviced Apartments, to provide BTA members with a range of exclusive deals and solutions.

CAP Worldwide Director Jo Layton contributed to a recent BTN Europe article, "**Staying Power**", which examined the relative strengths of serviced apartments when utilised for accommodation solutions during the COVID-19 crisis.

The article debates the raised profile of the serviced apartment sector and the potential perceived opportunity to further extend the usage of serviced accommodation post-COVID-19.

The discussion focusses on the drive for an **agreed global 'minimum' standard** **for serviced accommodation**. This would provide the necessary assurances required by all purchasing stakeholders that the accommodation they use is **safe and secure, clean and legal**.

**SAFFAA**, The Serviced Apartment/Accommodation Forum for Assessment and Accreditation, has recently announced the formation of a working party to compile the first global minimum standard for serviced accommodation to be immediately followed by an agnostic global register of assessors and accreditors.

This coming together of operators, agents, assessors and accreditors will ensure serviced accommodation providers can deliver a global minimum standard to the industry.

### Business Travel and the EU-US Privacy Shield

The EU-US Privacy Shield is invalid - what are the data protection implications for extended-stay?

The transmission of personal data between EU member countries and the United States is governed by the EU-US Privacy Shield, an agreement reached in 2015 between the European Commission and the US Government which allows EU businesses to freely transfer personal data to the US.

On 16 July, the European Court of Justice (ECJ) ruled that the Privacy Shield is invalid, on the basis that the privacy rights of EU citizens are not adequately protected if their data is transferred to the US, due to the level of oversight provided to US intelligence and national security agencies - **making the transfer of data from the EU to the US technically illegal**.

The **European Relocation Association (EuRA)** and their strategic legal consultant **Gordon Kerr** have provided an excellent briefing and regular updates on this significant change to data protection from a global mobility perspective: the Privacy Shield was the mechanism used by tech giants including Amazon, Google and Microsoft to conduct transatlantic data transfers, and within the global mobility sector was used by US-based relocation management companies (RMC’s) to allow assignees personal data from the EU to be held on servers in the United States.

My experience in global mobility, working with large RMC’s, was that prior to the introduction of the Privacy Shield, assignees were required to sign a specific waiver enabling their personal data to be transferred to the United States – and effectively provided to the security and intelligence agencies for review – and not all were happy to agree, for a variety of reasons.

Since the ECJ verdict, RMC’s which have relied on Privacy Shield accreditation to transfer data to the US have been rushing to put into place alternative contracts with their clients and suppliers which incorporate “*EU Standard Contractual Clauses*” to provide personal data with the same level of protection afforded by the GDPR.

From the perspective of extended-stay corporate/business travellers, who are not booking their stay through an RMC, this issue remains relevant. We assume that there is a huge amount of activity going on behind the scenes to ensure this issue is resolved for extended stay business travellers departing the EU.

While we understand from the EuRA updates that discussions are being held to try and agree a revised form of Privacy Shield to satisfy the ECJ, the current heightened geo-political and trade pressures mean early resolution is not guaranteed.

In the interim, Corporate Clients with current extended stay business travellers, that have direct relationships with US-headquartered operators/agents (depending on where their data is stored), should have a solution in place, albeit it potentially temporary, for this issue. This is a high-priority agenda item that will avoid breaching EU data protection law, and impacting the security of personal data for your extended stay business traveller.

Remote working from "anywhere" - a new trend, or a potential compliance minefield

CAP Worldwide Director Jo Layton contributed to an article in Skift covering the concept of using hotel suites as home offices by globally mobile employees and remote workers. Here she expands on the article.

**Global Mobility - Working remotely from ‘anywhere’**

Companies will be very aware that they have advised their staff that they do not need to return to their contracted ‘place of work’ until, in some cases, the first quarter of 2021. The HR impact of this decision for some companies, supported by relocation management companies, is yet to be realised, as repatriated workforces that have returned to their ‘home’ country during lockdown, but who are continuing to work for their host organisation from their home country, may bring some tax and/or immigration issues to their companies front door.

The key question is, does the employee have the ‘right to work’ for their employer in their (the employee’s) home country. i.e. does the company have a legal entity in the location and if not, is there a tax liability for the employer and is the employer potentially forming a business in an employee’s home country ‘by default’.

One to watch as we come through this pandemic.

**Attracting a new audience**

Hotels are suffering from reduced corporate and conference business and are having to re-imagine how they can monetise their space, their rooms and their staff.

With the continued pause on global corporate, international leisure, local, regional and global conferences, incentive travel and weekend leisure groups, large hotels in key cities with 500+ keys now need to find solutions that will encourage their current guests to stay ‘a little longer’ than 2/3 nights.

We are all aware that the on-spend in a hotel is critical to the outlets, and any extended length of stay opportunity, even at a reduced room rate, encourages potential additional spend within the hotel’s F&amp;B outlets.

A year ago, this would have been identified as a ‘bleisure’ stay. In 2020, during the pandemic, there is a change of emphasis to attract a new target audience that are employed, but are able to take advantage of a flexible working framework.

**Co-living, co-working and hotel offices**

Co-living spaces have been created to attract the new workforces that initially wanted to part of a community, with shared environments and sometimes a slightly more ‘compact’ living space.

The additional solution now of the ‘hotel office’, basically using the hotel room as a day-let, could reduce the demand of desks in serviced offices – this could also impact on the coffee shops that used to have many individual workers frequenting their establishments during working hours.

A day-let versus a serviced desk does provide flexibility and less commitment along with privacy for the worker, and again, potentially an additional on-spend in the hotel’s room service and F&amp;B outlets.

**Hotels: adapting to a new demand**

Many hotels will now be considering blending/converting some of their floors into accommodation solutions for extended stay travellers by creating one or two bed apartments - two hotel rooms can make a very adequate one bed apartment - with the main requirement for the hotelier to remove a bathroom and create a kitchen in its space.

This is not a new concept, and of course, requires a lot of consideration, consultation and advice from experts, certainly around the change of use, but definitely this could be a potential solution that I believe is on the agenda of many hoteliers/owners/investors and board teams currently who are trying to understand and react effectively to the impact of the pandemic on their next 5 years of trading.

This change of use would not be an overly high or intensive activity after seeking advice, and may create an opportunity for the hotel chains to extend their reach into the extended stay market, if, as suggested by feedback from corporate travel teams, the length of stay of the short term business travel trip increases to over a week as global borders slowly re-open.

SAFFAA (Serviced Apartment/Accommodation Forum for Assessment and Accreditation) is delighted to announce that the extended stay industry has agreed to create an agnostic global register of assessors and accreditors that can be accessed by all operators, whether operating 1 unit or 100,000+ units; and have also reached an agreement to create a global standard for a ‘lite’ assessment programme/minimum standard for the industry, to help set ‘a benchmark of entry’ for operators.

These developments are ground-breaking for the industry in providing choice and an agnostic overview of assessors to help operators to make an educated decision to the best accreditation that mirrors their clientele, their product and/or their location and with a global minimum standard of entry.

This much needed move forward supports the local, regional and global accreditors in their goal of ensuring all operators can access education and professional standards and support, and also meets the continued desire and drive of the wider industry, including agents, corporates and bookers for safe and secure, clean and legal assessed and accredited accommodation globally.

The SAFFAA meeting, moderated by David Clare of TBTN, and hosted by Jo Layton and Clare Ace of CAP Worldwide, brought together some of the most respected and influential leaders in assessment and accreditation, along with operators, agents, hybrids, press and dedicated industry supporters with a goal to regroup and drive forward the targets set in January 2020, with an enhanced focus on the validity and traceability of badges.

A year ago today...

I was probably the calmest I’ve ever been, I’d been caught in a storm that had knocked me, personally and professionally, for six, and I was coming out the other side.

We were about to launch CAP to the world of business travel, of relocation and to the extended stay community that I love.

We had our videos, our opening team, our guests, one of the best moderators in the industry David Clare (who, thankfully, brought his own tissues) and we had the support of the amazing GM, Kostas Sfaltos and his incredible team @TheBvlgari.

As for the CAP team, we had our ‘*Why*’ – it was all we needed. (Oh yes, and we also had a rather huge supply of free-flowing Champagne…)

The concept of CAP was clear. Corporate Apartment/Accommodation Programmes - we had our knowledge, our differentiators, years of experience, courage, and integrity - but most of all – even more importantly - we had a global network of incredible humans, that laid down their competitive shields, and willed us to succeed.

Our guests that night helped launch CAP to the market. They lent in and they pushed hard.

Today we celebrate this milestone and say the biggest,most heartfelt, thank you.

**Our journey…**

Yes, we expected setbacks and we knew that in order to re-take our place as leaders in the industry, sometimes, we would have to rock the boat - it didn’t matter to us that we had a small boat because we had HUGE hearts, we had each-other and we have integrity.

As a team, we have grown, not just in knowledge, but through continuing to bring on the most dedicated, respected, honest and capable leaders and seniors. We have had to have the ability and the courage to highlight industry issues and find ways to resolve them. We knew when taking this bold approach to speak out, (and sometimes sailing against the wind) we would make others (and sometimes ourselves!) very uncomfortable. We did what we thought was right and we continue to put important subjects in the limelight, and ALWAYS with the industry’s best interests at heart.

As a team, we know our values - we want to be kind, be fair, be accountable, be resilient, be trusted and be respectful. We want to show integrity and to always be agile.

**What a year… we took it 90 days at a time… and every 90 days, we started with a day 1. 2020 was always going to be challenging.**

Sometimes, the world aligns, and you are in the right place at the right time. Over the last 11 weeks, we have been lucky enough to kick the tyres of CAPTURE by servicing one of the most incredible projects I’ve ever had the honour to work on with one of our most valued clients.

We were trusted to provide a safe haven in extended stay accommodation during this pandemic, and we have been thankful (if a little exhausted) to have provided access to some incredible serviced apartments, our brand partners and alternative accommodation providers across the length and breadth of the UK, who have supported us and our special guests, 24/7 during this crisis.

But most of all, this is a call out and thank you to YOU, to ALL of our supporters. We kept afloat this last year because of the absolute support of our industry friends, colleagues, brand partners, suppliers, publications, associations, organisations, communities and global networks that surrounded us with their confidence, their trust and sometimes, their business. The song that was our trademark of our launch is still relevant to all of us today.

We’ve made it to our first anniversary of CAP’s launch. And we want to simply say - Thank You – we couldn’t have done it ‘*without you*’

Continuing the focus on accreditation and assessment across the globe post COVID-19

Congratulations to Eloise Hanson of Serviced Apartment News for the insightful, thought provoking and interesting piece ["Voyaging into unchartered territory - travel and hospitality post COVID-19"](https://www.linkedin.com/pulse/part-ii-voyaging-uncharted-territory-travel-eloise-hanson/?trackingId=buIHLp6LmJ27LcQRctNpVQ%3D%3D), on the future ‘voyage’ of our sector and the wider industry.

Amongst discussing the ‘distribution reset’, the focus on the ‘growth of healthy buildings’ and ‘humans’ being the ‘currency of luxury’, this piece intelligently debates ‘clean accreditation schemes’, picking up the absolute reality of needing to give ‘customer reassurance’ across the globe.

We all agree that HSSE and providing ‘safe and secure, clean and legal’ accommodation has always been the highest priority for the buyers, agents, providers and end users, however, until March 2020, these were not featured at the top of the agenda in company board and general team meetings. Safety through cleanliness is now the ***hottest*** topic.

The physical providers of accommodation (whether hotels, serviced apartments or alternative accommodation), of vehicles (in the wider term) or outlets (either food &amp; beverage or retail) are being challenged on the management of their standard operating procedures. This has also joined the ‘ability to socially distance’ at the top of their priority lists.

**SAFFAA** will pick up these critical areas in our global forum to research, discuss and debate the current environment and future needs of our industry. This will be revisited, as planned, in July 2020 – looking at and assessing the global landscape and how we are all navigating this crisis.

There is not yet a ‘new normal’ – we are all evolving, many would agree that we are still handling and evaluating the risks and effects after the pandemic. Individuals, companies and associations are trying to understand how to pivot successfully to take their teams, their industries and businesses to next level. As we start to recover, we will create a ‘new normal’ and this will be when we learn to live and work successfully in a socially distanced world.

We all know that anything is possible, but we generally concentrate on the probable. I wrote a piece in the Autumn of 2017 [‘The Difference Between ‘The Probable’ and ‘The Possible’ and ‘Doing The Right Thing’ in a Socially Responsible World’](http://www.internationalhradviser.co.uk/storage/downloads/Health%20And%20Safety%20The%20Apartment%20Service%20Autumn%202017.pdf) in International HR Advisor. In this publication I had reviewed the Oxford Leadership piece on VUCA and discovered that we had naturally followed the 4 key steps that Pablo Tovar’s advice on ‘*developing our habits on learning to evolve and improve how we handle different levels of complexity*’ This where we are today. Simply, we need to:

• Ask different types of questions
• Take on multiple perspectives
• Develop a systemic vision
• **Look at the whole picture, take a step back and see what is possible…**

This is the agenda for the July **SAFFAA** meeting.

Given the challenging current climate, what's the right thing to do?

What a week. How do you mix the global celebration of reaching for/celebrating the drive for equality/balance, with the incredibly challenging situation the world and our travel industry finds itself in today.

What's the right thing to do?

With mental health/well-being at the top of agendas, we (men and women) are not sure what's right and what's wrong. Should we act on instinct or education?

I thank Marriott International for helping me to set my 'life sails' through thought leadership.

Do I get it right every time? No. Do I try my hardest to create great teams of inspired people? Yes. Do I try and look at everyone's perspective? Absolutely.

3 lessons.

Norman Schwarzkopf - 'Do the right thing'. ‘The truth of the matter is that you always know the right thing to do, the hardest part is doing it’.

Trust and work together - leader's roles are to inspire, manage, achieve excellence. A spine-tingling session where 1000 associates made great music.

Understand and appreciate 'different perspectives' one of the greatest National Geographic photographers showed how your perspective changes depending on where you stand..

Last weekend I was at the home of Kipling, Westward Ho! Where the poem 'If' runs along the beach. There - I reset my sails.

Serviced Apartment Forum for Assessment and Accreditation (SAFFAA) to be hosted in January 2020 in London.

**BBT Online:** CAP Worldwide has invited experts and stakeholders from across the extended stay industry and accreditation bodies to debate how to standardise the sector. The first meeting of the Serviced Apartment Forum for Assessment and Accreditation (SAFFAA) will take place in January 2020 in London.

Jo Layton, director of CAP Worldwide, is calling for a “consistent global approach to accreditation for serviced apartments and corporate accommodation alternatives”, with the goal of suppliers and operators being able to “wear their accreditation and assessment badges with pride – helping agents and bookers to identify the safest, most secure and sustainable options”.

The hashtag #WearTheBadgeSA will also form a part of the forum’s campaign.

Spaces have already been taken at the table by David Wood, chief executive and director of Global Secure Accommodation, which manages and maintains an independent global standard for hotel security; and Deborah Heather, director at Quality in Tourism (QT) – an independent hospitality accreditation body, and the Primary Authority in the UK for Tourism, (a BEIS initiative approved by the Secretary of State). Primary Authority covers Environmental Health, Fire Safety and Trading Standards underpinning the Safe, Clean and Legal (SCL) QT scheme.

Deborah Heather, director at Quality in Tourism, which assesses properties under SCL quality star rating schemes designed to recognise innovation and agency accreditation, said: “Over the last few years, industry standards have eroded for a number of reasons including the pure speed of innovation and industry growth alongside accreditation processes based on standards that are prescriptive and way out of date, a system that at best isn’t transparent and at worst represent a conflict of interest; unfortunately the guest is the one to suffer”.

Layton added: “As professionals in the extended stay market, agents are expected to provide access to ‘safe and secure, clean and legal’ accommodation every day, some of which have been externally accredited and some personally accredited by the internal supply management teams of the agents.

“At CAP, we’ve turned ‘being concerned’ about health, safety, security and environmental matters into ‘a commitment’ to ask the industry to come together and agnostically drive forward global external accreditation processes, whether through recognised associations, independent companies, city, national and regional tourist boards or government ministries. Andrew Hopgood, fellow Director of CAP Worldwide says ‘Our goal is to enable our clients to confidently book high quality, fairly priced and accredited accommodation, and we wholeheartedly believe in making assessments affordable and accessible to operators of all sizes to continuously raise standards across our industry.

Layton adds ‘The current apartment and accommodation landscape is full of booking agents (both online and offline) who are trying to personally accredit products that may have already been accredited by an independent assessor – there is a huge amount of demystification that needs to happen in our industry with regards to clarity around this subject.

We believe there needs to be a coming together of the major (and minor) assessment companies, under an accepted assessment umbrella to agree a ‘global minimum standard of entry’ for providing serviced apartments, corporate housing or alternative accommodation to the global buying communities. This minimum standard should be shared openly with all stakeholders - including the operators, buyers and agents - to ensure that the minimum benchmark for entry is fully known, understood and accessible to all.

Layton continues ‘If this is not achievable by the assessment companies working together, then we would suggest that the local, regional and global industry accommodation associations create a central agnostic database or panel of recognised assessment and accreditation providers with trusted and trained assessors that they are confident to refer the operators to. I am happy to personally host or chair a meeting of the core assessors to start this process.

Asked if CAP Worldwide had considered creating their own programme she responded ‘Yes, we had considered creating a CAPSafe programme but we and our advisors believe that it should be the experts in the field completing this activity. We therefore took the decision that we will continue to commit to ensuring the products we book into, if not independently assessed, are CAPVerified. This ensures we remain agnostic and also ensures no conflict of interest in this arena. CAPTURE (our digital eco-system) will also record independently accredited properties in our CAPStore.

Layton believes that choosing just one assessment provider for the whole industry restricts the industry’s growth in this incredibly important area of providing safe accommodation to all stakeholders. She asks that the operators that have been successfully assessed by a recognised body, wear their assessment badge openly to help to create increased confidence in the industry.

**If I knew 1% of the room, that would be a high estimation**. I hit a wall of high energy buzz, start-ups, entrepreneurs, technology, new themes, a room full of excitement and new opportunity, everyone sharing, networking and everything to play for. Was it perfect? – I guess not - it’s a start-up, it’s learning.

Did I enjoy spending time with fellow veterans of the industry – absolutely I did - thank you Jan from AIG, Isabelle from Homes &amp; Villas by Marriott, George and Piers from Serviced Apartment News.

This warmth however was matched with securing new connections with a new generation making fresh waves in our industry - Paul, Rami, Karolina and Vivi to name but a few - any arena that encourages new intelligent energies to mix with high experience has a thumbs up from me.

Prepare for the unexpected and never underestimate your competition.

England changed their shape, they faced the opposition, they stood tall, stood their ground and became 'the tip of the spear'.

The moment that the England team unexpectedly changed their shape to receive the renowned and celebrated display of pride, strength and unity from the All Blacks – England levelled the playing field, in actual fact, they won a huge advantage through the disarming of the All Blacks with their element of surprise.

**As stated by Pablo Tovar in an Oxford Leadership piece ‘One of the key failures is to lead us to find what is probable rather than what is possible. The VUCA environment means that we focus on what is possible (because anything can happen) rather than on than on what is likely to occur (which is determined by what happened before)’. Expecting the unexpected and understanding the difference between the probable and the possible creates an environment where handling the unexpected become second nature – the All Blacks did not expect the England change in formation.**

The ‘V’ shape that England created was visually stunning from the air, and it definitely changed the view for the All Blacks, who, when in formation, look like a spear head facing the line of the opponents as their target.

In comparison with the new England V formation, the All Blacks, suddenly looked small and surrounded. Huddled in a group and bending their knees. This was the moment that you could believe the game was won in the hearts and minds of the England team, and lost in the eyes of the All Blacks.

The All Blacks were discombobulated, they did not have time to re-group, even the officials did not know how to handle the England team in their defiance of not passively standing in line ‘as expected’, and the advantage was won. England took back control.

The adrenalin racing through the veins of the England team at the moment they ‘changed the play’, would have been immense - and they scored against the back to back defending champions in the first 98 seconds.

**The well known Darwin quotes ‘It is not the strongest of the species that survives, nor the most intelligent that survives. It is the one that is the most adaptable to change’ and ‘In the struggle for survival, the fittest win out at the expense of their rivals because they succeed in adapting themselves best to their environment.’ Congratulations to the England strategists that played the game before the ball was kicked.**

Games are won and lost in the minds of the players before they walk on the pitch. Whoever had the idea for England to create the #tipofthespear is to be celebrated for taking the heat out of the Haka. A lesson for us in effective coaching strategy including emotional and mental awareness at every level of the game.

England continued to be structured, aggressive, professional and respectful. They have reaped the rewards of their strategic approach, their training and their actions on the day with a comprehensive victory in the semi-final. They have it all to play for in their coming game.
